Crawford Mechanical Services is an Arizona based (est. 2002) large-scale commercial and industrial Mechanical & Plumbing contractor looking for a Construction Project Manager. Must have a background in construction project management with an understanding of mechanical, piping, HVAC, and plumbing trades.

SUMMARY:
The Construction Project Manager is responsible for the overall success of all assigned construction projects. The PM leads and coordinates projects such as developing a new facility; the addition, expansion or extension of an existing facility; or renovation/alterations to a facility in collaboration with the project team, construction site and management. They work with clients, architects/engineers, subcontractors/vendors through all phases of the Construction Job Loop effectively executing at a high level.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Manage and coordinate construction projects from conception to completion.
- Thoroughly understands all construction documents to include but not limited to specifications, all contract drawings most importantly Architectural, Structural, Site, Electrical, Plumbing, Mechanical, Building Automated Controls, etc.
- Responsible for quality projects utilizing best practices while driving schedules to bring projects in ahead of deadlines and under budget.
- Must be proficient in prime contract language and how to create and issue subcontracts.
- Consults with clients, architects/engineers, subcontractors/vendors, field operations to manage conflict resolution and mitigate risk.
- Self-motivated with excellent time and project management skills.
- Ability to work within an environment with deadlines while having to multi-task with multiple priorities.
- Ensure scope changes are processed and incorporated into the current scope of work in a timely manner and/or as contractually obligated. Provide material takeoff, estimate and pricing for changes to work scope.
- After project has been turned over by Estimating the PM will host an internal Ops to Field kick-off describing all job information to ensure the project field team understands our scope of work and contractual obligations.
- Works with Field Leadership to validate estimated projects and reallocate cost prior to job setup, or no more than 5% complete on a project.
- Collaborates with Estimating Team to establish project budget and buy-out.
- Creates and maintains submittal log, RFI log, COR log, purchasing log, along with all applicable matrix documents necessary to execute at a high level.
- Will exhibit strong financial acumen with the ability to create and review various financial reports on a weekly and monthly basis. Standard reports will be project forecasting and project cost to complete.
- The ability to interpret P&L statements and cost reports. The PM is responsible for protecting the company’s financial interest on each project they are assigned.
- Works with Field Superintendent weekly to develop and publish updated look ahead schedules for all projects. Communicates consistently with clients and other trades any changes in CMS project task schedules to make sure it aligns with customers master schedule resolving any conflicts.
- Conducts and attends assigned project job meetings weekly or more often if dictated by customer. Documents all meetings and follows through with all action items created from meetings.
- Prepares and submits monthly contract billings from project schedule of values to ensure proper cash flow during contract performance.
- Reviews and approves all major subcontractors and supplier’s billings for approval.
- Will host periodic job lessons learned describing what went well and what did not go well on projects in a constructive learning environment.
- Identifies and develops policies and procedures for continuous improvement. Shares technical knowledge and expertise.
- Works with the operations team throughout the preconstruction process in reviewing plans and specifications for constructability issues and determining general requirements on the project.
- Maintains ethical behavior throughout the project life cycle, as well as, in all aspects of business conducted while representing CMS.
- Must be proficient or familiar with the following based programs: Bluebeam, Excel, Word, Project, Navisworks, Revit, Sketchup, Procore, Newforma, among others.
SUPERVISORY REQUIREMENTS:
- Provides leadership and human resource management skills for all personnel under his or her guidance. Demonstrate the ability to teach and coach while guiding individual growth development.
- Formally evaluate performance of all direct reports at a minimum annually. Evaluation throughout a project is encouraged with an emphasis on constructive feedback.
- Ensure all direct reports clearly understand their roles and responsibilities.
- Identify capability gaps and ensure sufficient training opportunities are available.
- Resolve performance issues in a timely manner.
ADMINISTRATIVE DUTIES:
- Maintains a consistent file structure for each project setup and files stored on share drive.
- Uploads all pertinent job information into Procore file structure and manages all documents on Procore. Manages all the personnel required to access Procore to help execute a successful project.
- Other administrative duties as required.
SAFETY:
- Participate, accept, and adopt the principles described in the company safety program.
- Be an advocate and a voice for how to properly execute a project with the most up to date OSHA guidelines and best safety practices.
- Communicate the most-safe means & methods to internal and external customers.
- Provide leadership to all field personnel that safety comes before production and profits.
- Work in a safe, responsible manner to not intentionally or unintentionally injure oneself, or endanger the wellbeing or others.
- Performs accident investigations as needed. Incident report is due within 48 hours of incident. Takes necessary corrective action to prevent future incidents. Communicates recommendations to all concerned parties promptly.

- Participate as an integral member of the team, and contribute towards the success of the organization, which may involve the provision of other technical and administrative support, as required.
- Collaborate with any project teams on other special initiatives, as required.
